Securitisation The use of securitisation has become increasingly important to our clients over the past few years. For our property clients it often provides an opportunity, through CMBS issuance, to access lower funding costs than those available through bank debt. As demand for such funding products has increased, a much greater degree of flexibility is being accommodated in the funding terms. In the private equity market it is more commonly used as a way of increasing the amount of debt that is supportable in any individual transaction. We support our clients in both areas through analysing the property portfolio that might be securitised and advising on the terms and conditions that may be achieved and working with those clients to bring any CMBS issue to a successful conclusion. The application of structured hedging strategies becomes a vital part of any transaction as they will impact directly on the debt amount that may be raised. In both areas there are cost features that are specific to securitisations and we work with our clients to negotiate these costs in conjunction with the individual implications of each transaction.
